On behalf of our client Aurum Properties Limited, we are looking for competent and experienced Property Associate be based in Kampala with regular field work across Greater Kampala

Purpose of the role

The Property Associate is the face of Aurum Properties to landlords and tenants. The role delivers the day-to-day management of Aurum’s portfolio: finding and onboarding good tenants, collecting rent reliably, keeping properties in good repair and giving owners clear, accurate reports. As Aurum’s first operational hire, the Associate helps build the systems and standards the business will grow on.

Key responsibilities

Letting and tenant management

  • Market vacant units, photograph properties and manage listings.
  • Conduct viewings and vet applicants (identity, income, references).
  • Prepare tenancy agreements and complete move-in and move-out condition reports.
  • Act as the first point of contact for tenants and resolve queries promptly.

Rent collection and reporting

  • Track rent due and received; issue receipts and follow up arrears in line with Aurum’s arrears process and the Landlord and Tenant Act, 2022.
  • Prepare monthly owner statements for review by the Managing Director.
  • Maintain accurate records in the property management system.

Maintenance and inspections

  • Log repair requests, raise work orders and coordinate approved suppliers.
  • Inspect completed work before payment is approved.
  • Carry out periodic property inspections and flag risks early.
  • Apply the Aurum Sustainable Property Standard checklist during inspections.

Business development

  • Support landlord acquisition: prospect lists, follow-ups and onboarding.
  • Build relationships with referral partners and suppliers.
  • Capture before-and-after photos and case study material.

Average days to let a vacant unit ≤ 30 days
Repairs resolved within 72 hours ≥ 80%
Owner statements issued by the 5th 100%
Units on the property management system 100%
Landlord retention ≥ 90%

Person specification

Essential Desirable
Qualifications Diploma or degree in real estate, land economics, business or related field Professional property management training
Experience 2–4 years in lettings, property management or customer service Experience with diaspora clients or corporate accommodation
Skills Organised, numerate, strong written and spoken English, confident negotiator, computer literate Luganda or other local languages; photography; property software
Personal qualities Honest and trustworthy with money, professional, calm under pressure, customer-focused Interest in design and property
Other Valid driving permit; willing to travel across Greater Kampala Own means of transport
